These terms apply to your use of the Vacation Thyme website (vacationthyme.com). By using the website you agree to them. If you do not agree, please do not use the site. In these terms, “we” and “us” mean Vacation Thyme.

Bookings are governed by the rental agreement

This website describes our vacation rental and lets you search availability and start a booking. A reservation is confirmed only when you complete a booking and receive a confirmation. Direct bookings are subject to our rental agreement, which every guest signs, and to the house rules and cancellation policy shown at booking. Bookings made through Airbnb are subject to Airbnb’s terms and our listing rules there. If anything on this website conflicts with a signed rental agreement, the rental agreement controls.

Accuracy of information

We work to keep descriptions, photos, rates, availability, distances and amenities accurate and up to date, but they can change and may contain errors. Photos show the home as it looks at the time they were taken. Rates and availability are not guaranteed until a booking is confirmed.

Offers and discount codes

Offers and discount codes are subject to the conditions shown with the offer. Unless stated otherwise, a code is for one person, applies to a direct booking only, has no cash value and cannot be combined with other offers. We may change or end an offer, and may refuse or cancel a code we believe has been misused.

Acceptable use

You agree not to use the website to break the law, to interfere with or disrupt the site or its security, to try to gain unauthorized access to any system, to send spam or malicious code, or to submit false or misleading information through our forms.

Our content

The text, photographs, designs, logos and other content on this website belong to Vacation Thyme or our licensors and are protected by copyright and other laws. Articles in our Thyme & Theory section are the work of their author and were originally published in Omaha Magazine, and are credited on each page. You may view and share links to our pages and use the site for your own personal, non-commercial purposes. Please do not copy, republish or sell our content or photographs without our written permission.

What you send us

When you send us a message, review or other content, you give us permission to use it to respond to you and to operate our business. Please do not send anything unlawful, offensive or that you do not have the right to share.

Third-party sites and services

The website links to and embeds services from others, such as Airbnb, our booking system, Instagram and maps. We do not control them and are not responsible for their content, availability or policies.

Disclaimer

The website and its content are provided “as is” and “as available.” We do not promise that the site will be uninterrupted, error free or free of harmful components. To the fullest extent the law allows, we disclaim all warranties, express or implied.

Limitation of liability

To the fullest extent the law allows, Vacation Thyme will not be liable for indirect, incidental, special or consequential damages arising from your use of the website. This does not limit any liability that cannot be limited by law, and it does not change the terms of a signed rental agreement, which govern your stay.

Governing law

These terms are governed by the laws of the State of Florida, without regard to its conflict of law rules. Any dispute about the website will be brought in the state or federal courts located in Manatee County, Florida.

Changes

We may update these terms from time to time. The date at the top shows when they were last changed. Continued use of the website after a change means you accept the updated terms.
